Yes. We trace concealed leaks by inspecting the pipework, joints and fittings and following the evidence to the source, so we can open up only the area that actually needs repair.
Common signs are an unexplained jump in your water bill, damp or stained walls and ceilings, a musty smell, or the sound of running water when all taps are closed.
Inter-floor seepage between HDB or condo units is common and usually traces back to plumbing or waterproofing. We can inspect, identify the likely cause and carry out the plumbing repair side of it.
They look identical from the outside, and telling them apart is most of the work. A pipe leak tends to stay damp whether or not anyone has used the bathroom. A waterproofing failure usually worsens after showering and dries back in between. We check the pipework first, because if the pipes test sound we can tell you the problem is on the waterproofing side instead of opening a wall for nothing.
We open up as little as possible, and where a repair does mean lifting tiles or cutting into a wall we tell you before we start rather than after. Where making good is part of the job we include it in the price, and where it needs a tiler we say so. It is worth settling this upfront on bathroom pipework, because matching an older tile is not always possible.
It rarely stays small. Water tracks along pipes and through plaster, so the damp patch you can see is usually smaller than the wet area you cannot. Given time it lifts paint, softens ceiling boards and feeds mould in a closed bathroom, and in a stacked block it eventually appears in the unit below, which turns a plumbing repair into a neighbour problem. Dealing with it early is cheaper.
